Snow & Ice Management

Snow plowing, ice treatment, and walkway clearing for HOA communities, commercial properties, and residential driveways across Hillsborough and Central New Jersey.

Snow plowing and ice management in Central New Jersey

Sultan Services runs snow and ice operations for HOA communities, commercial properties, and residential clients across Hillsborough, Somerset County, and Central New Jersey. Our fleet includes plow trucks, loaders with pusher boxes, snowblowers, and salt spreaders. That is what it takes to keep driveways open, parking lots cleared, walkways safe, and properties accessible through every storm.

Plowing, pushing, and lot clearing

Somerset County averages roughly 25 to 28 inches of snow per season, and most of it comes in a handful of storms between late November and mid March. When a storm hits, our plow trucks and loaders deploy to clear driveways, parking lots, fire lanes, and access roads. For larger properties and HOA communities, we run loader mounted pusher boxes that can move high volumes of snow quickly and stack it where it will not block traffic or parking.

Plowing typically begins once accumulation reaches a workable depth and continues in passes throughout the storm so the property never falls too far behind. For longer events or heavier Nor'easters, crews make multiple rounds to keep surfaces open while snow is still falling.

Walkway clearing and hand work

Plowing handles the big surfaces, but walkways, sidewalks, building entries, and steps need hand clearing and snowblower work. Most New Jersey municipalities require property owners to clear sidewalks within a set number of hours after a storm ends, and HOA communities need every unit's walkway done, not just the main roads.

Our crews handle walkway and sidewalk clearing with snowblowers, shovels, and ice melt application so residents and visitors can get in and out safely. For townhome and condominium communities, this means clearing each unit's front walk, shared sidewalks, mailbox areas, and building entries.

  • Sidewalk and walkway snowblowing
  • Building entry and step clearing
  • Townhome and condo unit walkways
  • Mailbox and common area access
  • Accessible path clearing
  • Hand shoveling where equipment cannot reach

Salt, deicing, and ice treatment

Clearing snow is only half the job. Ice forms on pavement during freeze and thaw cycles, under compacted snow, and after storms that mix rain and snow. All of that is common in Central New Jersey winters. Salt and deicing treatment keeps surfaces from becoming dangerous after the plows leave.

We apply rock salt and ice melt to driveways, parking lots, walkways, and building entries. For properties that need it, treatment can be applied after every storm or on an ongoing basis through periods of freezing temperatures. The goal is keeping surfaces safe for foot and vehicle traffic, reducing slip and fall liability, and preventing ice from building up between storms.

  • Rock salt application for lots and driveways
  • Ice melt for walkways and entries
  • Post storm treatment
  • Freeze and thaw cycle management
  • Spreader truck service for large areas
  • Spot treatment for problem areas

Seasonal contracts and year round clients

Many of our snow clients are properties we already maintain through the rest of the year. HOA communities, commercial sites, and homeowners on landscape maintenance plans. Having the same company handle summer and winter means one point of contact, no gaps between seasons, and a crew that already knows the property layout, where to stack snow, and which areas need priority attention.

Snow and ice service is available as a seasonal contract so pricing is predictable and the property is covered for every storm without having to call each time. Seasonal contracts lock in service before winter starts, which guarantees availability when the storms hit.
